Ready, Willing and Able
You must be ready, willing and able to buy a home. These are the three elements to the process. Obviously, if you are already looking for a home in the Sunday paper, the internet, open houses, you are thinking about it and you might be Ready. I say you might be ready because you might just be looking for fun. But if you are really ready, then you are ready to move to the next step.
Willing, means moving to the next step, which is actually making the commitment to take the steps necessary to purchase your home. You need to be motivated in some way, whether it is because you are relocating, or for more or less space, new employment, homeownership desires, tax benefits of home ownership, etc. If you have this motivation, you are then willing to move forward.
Once you get past these steps, it’s time to find out if you are Able. This step, in today’s real estate world, means getting a mortgage pre approval before going shopping for a home. Sellers want buyers who can actually afford to buy their home. As a buyer, you should always become pre approved to know in what price range you should be searching. You don’t want to fall in love with a home you cannot afford to buy!
Use a Realtor
Why not? The use of a Realtor’s services, are free to a buyer. A real estate transaction can be very complicated for the first time homebuyer and for the veteran home buyer. Even though you may have purchased before, in VA or out of state, things may have changed since that last transaction. Let me be your expert! Right from the beginning, during the shopping phase, you need someone who will be knowledgeable about the real estate in this area, schools, neighborhoods, the community and the current market trends. You make an offer for a home based on information I will give you about other homes in the vicinity of the home you want to buy; information such as schools, comparative square footage, bedrooms vs. baths, what they listed for , what they sold for and the days these other homes were on the market. This information is a buyer CMA(Comparative Market Analysis), a very necessary item in order for you, the buyer to make an educated decision on what to offer. And the CMA you can do yourself on the web is only preliminary, it's not as detailed and precise as what you need to buy a home!
After this, comes negotiating the contract offer, the home inspection and negotiating it, and a multitude of other services I will provide to make the purchase of your home as easy and stress-free as possible! I will be at your side from start to finish.
Do a Home Inspection
If you are buying or building a new home, you have this option and you may certainly hire an independent, certified, home inspector in addition to the inspection and walk through you will do with your builder.
If you are buying a re-sale, then you will benefit by having a home inspector do a formal inspection of your new home. I will set the appointment with the inspector of your choice. This inspection is to discover any structural and latent defects that may exist in this home. If any are discovered, we ask the seller to fix them. The cost of this inspection is nominal. I will be at your side during the inspection.
If the home you are buying is an old house, then there might be other inspections you might want to do like chimneys and flues and roof.
